Particular Conditions of the Real Estate Intermediation Contract:

1. This reservation is perfected as a contract at the time when 30% of the agreed rent is paid if it is formalized more than 30 days before the date of entry, or 100% of the agreed rent if it is formalized with less 30 days before the date of entry. It constitutes a Seasonal Lease, provided for in article 3º.2 of Law 29/1994 on Urban Leases, and under no circumstances shall the property leased be used as a habitual residence. This contract is governed by what was agreed by the parties, and what is not contemplated, by the provisions of Law 29/1994, of November 24, Urban Leases relating to seasonal leases and supplemental by the Civil Code.

2. State of the house.- The house is furnished with furniture, furnishings and household goods of a seasonal property, suitable for the beds (beds available for this contract), clean and in perfect condition with the supplies and services working.

3. The lessee gives his agreement to the leased house, after having proceeded to its examination, either personally or through advertising on the web, accepting the possible variation of decorative elements.

4. The total amount includes intermediation costs, a set of sheets and towels that will be returned to the agency, and water and electricity supplies, as long as the electricity consumption does not exceed 18KW / day. Excess consumption could lead to a penalty. The Agency will invoice the client 10% of the amount plus the corresponding taxes for laundry services, cleaning, reception and all those other than the pure lease of the property, also included in the price offered. When the contracted period exceeds 29 nights, the water and electricity supplies will not be included in the price and will be billed separately, according to the consumptions made and at the same prices indicated by the supplying companies.

5. Possible penalties: In case of cancellation of the reservation, will be penalized with 10% of the total of the stay if this is more than 30 days before the date of entry. From that moment, you will be penalized with the entire stay. If due to impossibility occurred in the property, it could not be occupied, another similar or superior will be provided or the money will be returned if there is no availability. The late check-out will be € 25 / hour without prejudice to the legal actions that apply.

6. The duration of this contract is exclusively for the days between the dates indicated above and will be resolved automatically, without prior notice, on the last day of the contract, and the lessee must deliver the keys before 10.00 am, without the right to extension except written agreement of the parties. You must leave the house in the same state in which you found it, leaving it free of effects and personal belongings, in perfect condition the services, furniture and furnishings. The lessee is obliged to keep the home in perfect condition for the duration agreed between them. Failure to comply with the obligation to leave the home within the agreed term will oblige the Renting Party to pay the amount corresponding to the penalty clause. triple the daily rent, payable for weeks past due to the free availability of the house by the landlord, without prejudice to the costs, expenses and other compensation that were in his charge, including minutes of lawyers and solicitor, although his intervention was not mandatory . In the event that you leave the property before the deadline for departure, the lessee will not be entitled to claim anything from the amount of the lease which will be for the benefit of the lessor, as well as the manager.

7. The lessee is responsible not only for their own acts, but also for those committed by the occupants and even animals in the dwelling and common areas, both for the purposes of contractual termination and for possible compensation for damages, exempting the landlord and the real estate agent. of any responsibility. The lessee may not carry out annoying, unhealthy, harmful, dangerous, illicit or contrary to the Community Statutes in the home. Neither may store flammable, explosive or corrosive materials in the home or develop in it, commercial activities or industry.

8. The bond is subject to the obligations of this contract, to the legal obligations established by law and as a guarantee of any damage to the dwelling, as well as furniture, furnishings, etc., or any element included in the lease, without prejudice that in case of damages or damages can be claimed judicially higher amounts.

9. The sublease, total or partial cession of the property is prohibited, being cause for immediate resolution. The use and / or overnight stay of a number greater than the maximum capacity of the accommodation is prohibited. The realization of activities that come in contradiction with coexistence, hygiene and regular public order or that prevents the normal rest of other users of the property. The simultaneous presence of tourist users in the same accommodation and period as a consequence of the celebration of different contracts is prohibited, even when they occupy different rooms. The holding of animals is prohibited if this house does not express that it accepts it.
10. The landlord is the owner of the property, being the real estate intermediary in the hiring, for account and according to conditions and authorization of the owner of the property

11. The schedule of keys. The collection of keys will be from 5:00 p.m. to 7:00 p.m. The business hours are Monday to Friday from 5:00 pm to 7:00 pm and Saturdays from 10:00 am to 1:30 pm. In case of collection outside of business hours, you will be informed of the method of collecting keys 7 days before entering the house. The return of keys to the real estate, will be done before 10:30 am of the day marked in the contract as the date of departure.

12. In case of any doubt about this contract, you can refer to the rental conditions, always prevailing the conditions of this contract before any possible contradiction.

13. If you are a legal entity you will have a surcharge of 21% of the total stay.

14. In compliance with the regulations on Protection of Personal Data, we inform you of: That the personal data that is collected from you will be incorporated into a file whose owner is "RIUYRABDELLS S.L.U." with C.I.F. They will be kept for two years, without prejudice to exercise the right of cancellation.
